This part will give you an overview of all the steps of the homebuying process.

Find a Real Estate Consultant
Find a realtor that is easy to work with and trustworthy. Professionalism and preparedness should greatly influence your decision. Once you have found your realtor, we recommend signing a Buyer’s Representation Agreement. If guarantees that your interests are protected throughout the entire process of buying your home.
2. A. Begin Loan Approval Process
Meet with mortgage lender or broker you feel comfortable with to get pre-approved. I can also provide a list of lenders and brokers that have provided excellent services to my clients in the past. Obtain pre-approval letter so it will save time in home search and improve your negotiation position with home sellers.
B. Look for Your Perfect Home
Start by deciding which neighborhoods you want to live in and whether you want a new or existing home. Here is where I can match your needs to the right home. If we work together, you should find your dream home in the first 8 to 12 house I show you.

3. Make an Offer
When you find your dream home, we should present a competitive offer immediately. I will represent you during contract negotiations. I will advocate for you and ensure the terms of the contract in your best interest. This process may include one or several counteroffers to ensure a win-win deal.
4. Sign the Contract
We go “Under Contract” after both parties sign Purchase and Sales Agreement that we negotiated in step 3. At this time, you will provide “earnest money” check to show your serious intent which will be kept safe with Keller Williams Atlanta North brokerage firm.
5. Inspection, Repairs and Home Insurance
Inspections are performed to ensure the property is perfect for you. Contract details such as repairs are further negotiated. During this time, we will arrange home insurance for your new home. Your title insurance company will provide a commitment for Title Insurance for you to review.
6. Transfer the Funds
You will receive final amount few days before the closing in the “Closing Disclosure” from the lender. It will include break down of all the associated costs and investments. At this point, you will wire this amount by following the instructions closing attorney has provided. Be Aware of Wire Fraud. Verify the amount and account number by double checking with the closing attorney.
7. Go to Closing
The closing attorney will go over all the important documents and you will get the keys to 🏡Your New Home 🏡
